How the math works

Total. Home price times down payment percent, plus closing and move in costs. $26,000 plus $7,800 plus $2,200 is $36,000.

Cushion. Monthly expenses times one to six months. Three months of $2,600 is $7,800.

Milestones. Your total divided by your monthly amount, rounded up. $36,000 at $900 is 40.

Projected date. Next month, plus the months to fill the cushion and the milestones.
